Lot 1 
A single block of productive Arable land extending to 5.84ha (14.43 Acres). It lies at 8m above sea level. There is a mains water supply and good roadside access. The boundaries are predominately post and wire netting fences. The land is over winter stubble. There is a small fenced area extending to 0.19 Acres of mixed wood land on the roadside (please note ‘Development clawback’ section).
 

 Lot 2 
A block of three areas, predominately level land extending to 6.95ha (17.17 Acres). Lying 8m above sea level. There will be a sub metered mains water supply connected on completion, access is via a hard-standing track from the roadside. There is a fenced off area extending to 1.07ha (2.64 Acres) which is a raised bog (please see section headed ‘Environment”). The boundaries are post and wire netting fences.

Lot 3
