A rare opportunity to purchase 6.09 hectares (15.04 acres) of good quality mowing and grazing land along with a parcel of woodland together with 110 of sheep grazing rights located in the picturesque Eskdale valley in the Lake District National Park. The property is located west of Fisherground Farm and the popular Fisherground campsite. Eskdale Green is located approximately 1 mile to the west and has services including a village shop, school, church. The hamlet of Boot is located approximately 2 miles to the east and offers public houses and the Dalegarth station for the Ravenglass to Eskdale Railway.
6.09 hectares (15.04 acres) of agricultural land and woodland including 110 sheep grazing rights on Eskdale Common.
The property extends to 6.09 hectares (15.04 acres) in total and comprises three parcels of agricultural land and a single parcel of woodland which extends to 0.58 hectares (1.43 acres) and is in a ring-fenced block with interconnecting gates. The property sits on the valley floor so is generally flat with gentle undulations mainly confined to parcel NY1500 0212. Boundaries are formed from a combination of dry-stone walls, post and wire netting fences and stretches of hedgerow. Parcel NY1500 1701 is notable by the gutter which transect it and provides a natural water supply. There are two crossing points to enable access. NY1500 1006 also has a gutter which runs along its northerly boundary and has a crossing point allowing access to the land beyond. Sheep pens are located in the north-easterly corner of NY15000212 which will be included in the sale. Access to the Eskdale Common is provided from the pens, across the small gauge railway track and then up to the Common. The land would be described as permanent pasture, and is suitable for grazing with parcels NY1500 1701 and NY1500 1006 suitable for mowing. The woodland comprises a mature mixed broadleaf woodland which is fenced off from the fields and is not currently grazed or actively managed as part of an Environmental Scheme.
