These attractive broadleaf woodlands are located in open countryside to the south-west of the quiet and rural village of Santon Bridge close to Irton and within the Lake District National Park. The popular and picturesque valley of Wasdale is located approximately 5 miles to the north-east and the large village of Gosforth which offers a shop, primary school, caf?s and public houses is located approximately 3 miles to the north-west. The property comprises three parts, held under three separate registered titles which are named as 'land at Frithshed' (CU250022), 'Whinney plantation' (CU262165) and 'land to the south-east of Mill Place' (CU274733). These parcels share boundaries and naturally sit together as a single Lot extending to 4.13 hectares (10.21 acres).
The vendor has carefully managed the woodland for the last 10 years or so as an amenity woodland, with rides and clearings, a mixed age crop and species including Beech, Birch and Oak. A small area of the 'Frithshed' plantation was fenced to allow for the keeping of poultry. The access track is well maintained on a user basis and runs along the north-westerly edge of the property (approximate location marked on sale plan by a dashed purple line). The external boundaries don't all have a physical demarcation but where they exist are generally formed of post and wire netting fences. The property generally has a south-westerly aspect and slopes down towards the River Irt with some steeper slopes particularly in the south easterly side of the Whinney plantation. The property sits at a height above sea level of between 30m and 50m.
